More gut renovations in Ravenswood Gardens of Lincoln Square, Waters school district

A quick walk around Ravenswood Gardens reveals many gut renovations in a small area near Waters school. These three multi-units are being converted to single family homes. All photos Eric Rojas, Broker, Kale Realty

The buildings shown above left to right:  2445 W Eastwood Ave , Chicago, Illinois 60625 sold for $650,000 in June of 2014.  2449 W Eastwood Ave , Chicago, Illinois 60625 sold for $582,500 in March 2014 and 2451 W Eastwood Ave , Chicago, Illinois 60625 sold for $550,000 as a foreclosure in July of 2015.  It's rare to see (3) adjacent two-flats all bought by different parties being de-converted to single family homes at the same time.  2451 West Eastwood has signage advertising the sale but there is no MLS listing at this time.

I wrote about another three adjacent home conversions on West Wilson a few weeks ago. Two are owned by the same developer in this case.

Ravenswood Gardens sales area in Lincoln Square

2016 Ravenswood Gardens sales
Only (2) residential properties have closed in Ravenswood Gardens neighborhood thus far (March 8th) in 2016.  2500 W Eastwood Ave Unit 1, Chicago, Illinois 60625 closed for $299,000. The renovated two beds, two baths unit (no dedicated parking) is in an attractive vintage building. 4733 N Artesian Ave,  Chicago, Illinois 60625 closed for $671,000.  The classic two-flat building sold quickly.

2015 Ravenswood Gardens sales
(6) single family  homes sold in 2015.  The highest sale was 4540 N Artesian Ave , Chicago, Illinois 60625 for $975,000.  The lowest sold single family home in 2015 was 2444 W Eastwood Ave , Chicago, Illinois 60625 for $545,000.

(27) multi-units (2-4 units) sold in 2015 with a median price of $600,000.  That's a big number for a small area and points to the demand and desire to develop single family homes (as mentioned above) in the Lincoln Square area. Only (15) multi-unit buildings sold in 2014 and (9) buildings sold in 2013 in Ravenswood Gardens.

50 condo units sold in 2015 with a median price of about $266,500.

Rockwell Crossing in Ravenswood Gardens features local shops and dining.

Good school district, the North Branch of the Chicago River, desirable Lincoln Square retail and dining, CTA trains, good local private school options and vintage housing stock on tree-lined streets have pushed prices and sales up in Ravenswood Gardens.

Super tight Ravenswood Gardens / Ravenswood Manor home sales market

Ravenswood Gardens and Ravenswood Manor neighborhoods are popular for their vintage custom homes and leafy riverside location close to CTA Brown Line transportation. 

Our clients are prepping their home for sale in the Ravenswood Manor neighborhood of the Albany Park Community Area.  The greater area of Ravenswood Gardens (east of the river) / Ravenswood Manor (west of the river) is known for it's custom over-sized bungalows, Craftsmans and stately stuccos. Let us not forget the riverside views, local businesses and great schools.

So far in 2022 only five homes have sold in the Ravenswood Gardens / Ravenswood Manor neighborhoods.  About 45 Ravenswood Gardens/ Ravenswood Manor single family homes sold over the past twelve months. The median price of a home sale during that time is about $815,000.  

Currently there are only two homes actively for sale in the above pictured area, both listed at over $1.6M.  Only two homes are currently under contract. Active listings, contracts and sold units reflect incredibly low inventory for this spring market!

2021: 44 single family homes sold with a median price of about $800,000

2020: 38 single family homes sold with a median price of about $650,000

2019: 39 single family homes sold for a median price of $650,000

2018: 34 single family homes sold for a median price of about $790,000

2017: 34 single family homes sold for a median price of about $787,000

2016: 39 single family homes sold for a median price of about $620,000

Ravenswood Gardens and Ravenswood Manor staggering home sale prices

We have several clients aggressively looking for a house in the Lincoln Square area.  This includes Ravenswood Gardens and Ravenswood Manor (the Manor is technically in Albany Park but it is associated with Lincoln Square as well). A few houses have come on and sold really quickly in these neighborhoods this February.

Ravenswood Gradens is a popular Lincoln Square neighborhood west of Western Avenue and East of the river.

Single family home sales in Ravenswood Gardens
13 single family homes closed over 2017 in the Ravenswood Garden neighbor with a bonkers median sales price of $1,050,000.   11 homes sold over 2016 with a median price of $655,000.  Even in high flying 2007 before the financial crash six homes had closed for a median price of $700,000.  Seven homes sold for over one million dollars.  The highest prices sale was a full gut renovation at 2451 W Eastwood Ave, Chicago, IL 60625 for $1,115,000.

Six Ravenswood Gardens homes are currently under contract with three of those selling within a week from listing. 

Ravenswood Manor neighborhood of Albany Park

20 single family homes sold over 2017 with a median price of about $650,000.  The Manor price appears much lower than their near neighbors to the east.  But one story charming brick homes can catch up to $875,000.  That's right... no second story.  In 2016, 28 homes sold with a median price of $575,000.  In 2007 before the crash 22 houses closed with a median price of $547,000.

There are pockets of older frame houses that are a little cheaper near the fringes of North Kedzie, West Montrose and West Lawrence that keep the median price down. One controversy brewing in the neighborhood is proliferation of new construction homes in this designated Historic District.

We recently listed a condo in Ravenswood Gardens of Lincoln Square.  4702 N Talman #2 is just 40 seconds away from the quaint commercial strip known as Rockwell Crossing.  It's home to long time staples such as Beans and Bagels, Pizza Art Cafe, Bloom Yoga and Ruff Haus Pets. The Red Lion Lincoln Square on Rockwell is just a block or so away (if you are into English pubs).

Ravenswood Crossing condo sales January 1st to July 14th 2107

42 condos have sold thus far in Ravenswood Gardens this year.  The median price is about $275,000. The highest priced sold listing is $540,000 at 2450 W Montrose Ave West Unit 4N, Chicago, Illinois 60618. The newer construction condo (2008) featured 3 bedrooms, elevator and roof top deck. 

The lowest sold condo price this year is $120,000 at 2619 W Agatite Ave Unit 3E, Chicago, Illinois 60625.  The one bed, one bath unit is in a 1970s build near the river bank.

It still surprises me how many "Chicagoans" and anonymous Internet pundits have no idea that Ravenswood Gardens and Ravenswood Manor exists... let alone being a very desirable area to live. It waaaaaay far from the "City". Is it even in the City? You have to pass Western (gulp)!? If you like tree-lined streets, rivers, cute local businesses, interesting architecture and great neighbors... oh and transportation, well, check it out.

Just west of the popular Lincoln Square retail and dining district, Ravenswood Gardens runs from North Western Avenue to the Chicago River (2400 West to 2600 West) and West Montrose to West Lawrence (4400 North to 4800 North). Not a huge area, but it's picked up by four square blocks of Ravenswood Manor at the Chicago River going west to Sacramento (2600 West to 3000 West) and again Montrose to Lawrence.

Ravenswood Gardens multi-unit sales spike 80%, new house development follows

Ravenswood Garden neighborhood in Lincoln Square (Western to the the North Branch, Montrose to Lawrence)

(27) multi-units (2-4 units) sold in 2015 in the Ravenswood Gardens neighborhood of Lincoln Square. That's up 80% year over year.  The median price of $600,000.  That's a big number of unit sales for a small area. It highlights the demand and desire to develop single family homes in the Lincoln Square area.  Only (6) single family homes sold in Ravenswood Gardens over 2015 (median price over $700K) mostly due to low inventory.  We wrote about several of the two to four flat buildings converted to single family homes to meet demand.

Three adjacent two-flats have been converted to single family homes. I've counted at least 10 single family home conversions in process. All photos Eric Rojas, Broker, Kale Realty.

Median price for a multi-unit has gone up 62%  ($370,000 to $600,000 ) from 2012 to the beginning of 2016.  The Ravenswood Gardens neighborhood benefits from CTA Brown Line service at Rockwell and Western, Lincoln Square's booming retail and dining and Waters school district.  The densely populated area has many small multi-units and 6-18 unit condo and apartment buildings. There were relatively few single family homes in the dense area but that number is increasing with all the conversions.

Ravenswood Gardens pricing has stayed pretty stable during the past five years. Some of this can be attributed to the buzz of popular Waters Elementary. It's a small, but distinct, area. Let's take a look.

Only three single family homes have traded hands in the last 12 months in Ravenswood Gardens (4400 North to 4800 North and 2400 West to the Chicago River).
-2444 W Eastwood for $375,000 (small,dated, backed up to the train).
-4715 N Campbell for $600,000 (This look like a great deal on a large converted two flat).
-4737 N Rockwell for $672,500 (Very attractive home, beautiful lot... the Zillow link has the price wrong).

Condos can very greatly here... from a $160,000 two bedrooms garden unit (at the bottom, no pun intended) to a $465,000 three bedrooms top floor new construction home at the top of the market for the last 12 months. 40 transactions took place in the Gardens over the past year.

"Downtown" Rockwell Crossing + Sales in Ravenswood Gardens

We recently listed a condo for sale at 4709 N Artesian (now under contract) in the Ravenswood Gardens sub-neighborhood of Lincoln Square.  Although the condo is just across North Western Avenue from the major retail and entertainment strip it also has a small "downtown" of it's own called Rockwell Crossing  on North Rockwell Street.

Condo Sales (attached homes) in Ravenswood Gardens Past 12 Months (area shown below)

34 condos (attached homes including town houses) sold and closed over the past 12 months from this date (3/27/13).  This is about even with the 35 units sold from March 2011 to March 2012. The median price of a condo home is $230,000 and was about the same the previous year as well.

The highest condo sale was 2450 West Montrose #2N for $440,000...a newer construction 3 beds, 2 baths condo with 2 car garage parking.  The lowest sale was 2619 W Agatite #3F for $87,500.  The 1970's built 3 beds, 1 bath unit on the river was in mostly original condition.

Single Family Home Sales in Ravenswood Gardesn Past 12 Months

12 single family homes sold over the last 12 months.  The median price is about $715,000 for closed houses.  The highest sale was $1,040,000 for 4530 N Virginia...a charming double-lot home on the River renovated in 1988.  The lowest single family home sale was 4740 N Artesian sold for $475,000...a 3 bedrooms frame cottage house on a 30' wide.
