Edison Park single family home unit sales up 40%, median price up 12%

We recently helped clients secure a single family home in the Edison Park neighborhood. Sales took a decent jump over the first quarter over the past few years.  Here's a look at over-all home sales in the far northwest Chicago community area.

Edison Park Single Family Home Sales January 1st to March 20th, 2015 

21 single family home have closed thus far in Edison Park. The median price is about $315,000.  Unit sales are up about 40%.  The median price generally gets you a small raised ranch or a frame house in need of many updates. Over the same period last year 15 homes closed for a median price of about $280,000.

The lowest priced home to sell is 7755 W Columbia, Chicago IL 60631 for $220,000.  The foreclosed raised ranch may have had a "squatter" situation creating risk and downward pressure on the price of the home.  It still sold fast.

The highest sold homes by far this quarter is 6850 N Olcott, Chicago IL 60631 for $895,000. This was also the highest priced home sold in the first quarter (year to year) over the past 5 years. The custom built new construction home sits on a 50' double lot.

We are working with clients who'd like to buy a house in Edison Park's  Ebinger School district.  Edison Park residents enjoy the retail and entertainment along Northwest Highway.  It's a small town atmosphere on the edge of the city.

Home buyers look for value in Edison Park's rows and rows of modest homes... good schools, parks and retail.

109 single family homes closed in Edison Park in all of 2014.  The median price is about $333,000 for a sold house.  The highest priced house sold in 2014 was 6807 N Olcott, Chicago IL 60631 for $815,000.  The fully renovated traditional home has 4 bedrooms and sits on a 50'x147' lot.

8 homes have sold thus far in January with a double-lot (50'x147') new construction house fetching $895,000 at 6850 N Olcott, Chicago IL 60631.

Norwood Park for new construction, Edison Park for dinner

I was out with clients shopping single family homes in the Norwood Park area last night. They are looking strictly new construction, or, virtually new construction. We found two winners in the $650k to $750K. This will get you an oversized lot, 4 to 5 bedrooms, three floors of living, great finishes, 3600 sq/ft and up etc... And a great neighborhood.

But what to do in the hood?

After viewing our second, and last, home for the evening, I suggested dinner. My clients have not been to the great dining strip lately on Northwest Highway, just, well... a few minutes northwest of the Norwood Park home we viewed.


We dined at Nonno Pino. I was really impressed. Fun, city atmosphere, great crowd for a Wednesday night. Mix of singles, couples, families, business people... just hopping. The food was really good, which is key.

I've been out to the Norwood Park and Edison Park areas quie a bit lately looking at homes in several price points. This strip of restaurants is just enough to really consider moving the GROWING family from Ravenswood waaaayyyyy out northwest for a bigger home in five years or so. Good schools, great kids, winding suburban like roads, trees, trains (Norwood Park Metra stop) and now a nice restaurant area to keep it real.

This is a real consideration for anyone looking for a nice single family house in a real neighborhood setting. It's funy how things change... with just one kid, I already have one foot out the door the Ravenswood duplex condo while looking at single families northwest! I drive my wife nuts.

Looking for love in all the wrong places...

Remember people... it's location, location, location.
If you are going to live a little west and a little north... go all the way. Edison Park has an outstanding down town strip of restaurants, bars and shops to pass the time (when you're not taking care of your Chicago Bungalow and yard...). If you are considering this neighborhood, do what you can to live near this quaint down town area. I wish there was more of this type of thing all throughout the northwest of the city.

Saw some great houses out there today from $400-500K.
