Norwood Park single family home sales in 2018 (median price $325,000)

Lots of vintage eye candy homes in the Old Norwood Park Historical District of Norwood Park Chicago. All photos Eric Rojas, Broker, Kale Realty
I've been in Norwood Park looking at homes for a client.  The area remains a popular choice for those looking for a city/ suburban experience near Metra, highways and amenities. The public and private schools are well rated and the single family housing stock is diverse throughout the community.

A farm house on a huge lot in Old Norwood Park.  It is hard to imagine this is located in the city near some busy main commercial streets!
Norwood Park sales 2018
388 Norwood Park single family homes closed over 2018 with an attractive median price of $325,000. The median price point gets you a relatively updated three bedrooms brick raised ranch house. The highest priced closed home in 2018 was 5912 North Nickerson sold for $777,000. The large Old Norwood Park home located in the "circle" is updated with six beds, four and one-half baths on a 50'x200' lot.

The lowest priced sold house was 5043 N Normandy Avenue Chicago, IL 60656 for $165,000. The house has been torn down to build a new house.

Past Sales
In 2015, 406 single family houses closed in Norwood Park with a median price of only $285,000. Back in 2012 when the real estate market was crawling out of recession 336 single family homes closed with a median price of $230,000. 83 of those sales in 2012 were a short sales or foreclosures! About 12 homes were recorded as sold short sale or foreclosure in 2018.

Brick and frame custom homes alternate throughout the circle streets of Old Norwood Park.
Interestingly the church property and separate house at 5917 North Nina in the "circle" is under contract at the moment. The asking price is about $1.79 million.
For Sale
Currently there are a good number of homes for sale in Norwood Park.  Seventy-three single family homes are listed for sale on the MLS with a median asking price of about $375,000. Twenty-seven homes are currently under contract with a median asking price of $345,000. Sellers look to be a listed a little high at the moment. Crain's "best bets" to buy a house in Chicago and burbs

Oak Park made the recent Crain's Chicago Business best bets to buy a house (photo Eric Rojas, Broker, Kale Realty)
Crain's Chicago Business published a fun list of best Chicagoland areas to buy a house based on a bevy of data points.  There are some usual suspects (Forest Glen, Wilmette, Hinsdale) and some lesser know areas that offer more affordable options (Jefferson Park, Mount Greenwood, Palos Hills value!).  Congrats to my peeps who made the list! We work in most of these neighborhoods.

Home sales in Old Norwood Park "circle" of Chicago, median price at $370,000

The easily recognizable red awning near the Old Norwood Park "circle" of homes.
My clients viewed a great house in the Old Norwood Park neighborhood of Chicago on Sunday. The historic district is also known as the "the circle" due to the shape of the streets.  The house was located in the southeastern part of the neighborhood near the Norwood Park District facility and across from Taft High School. The views off the back of the home reminded us of a Harbor Country, Michigan vacation home... you quickly forget you're in the city!

Old Norwood Park located in the far northwest side of Chicago runs roughly Northwest Highway on the northeast, Bryn Mawr on the south and Harlem Ave on the west.

About 30 homes have been recorded as sold in the MLS for the Old Norwood Park neighborhood boundaries.  The median price is about $370,000.  This price will get you a more modest 3 bedrooms home in good condition located near the outer borders of the neighborhood.  However, as you get more central and into the "circle" streets the price goes way up for houses that need complete renovation.

A couple typical, more affordable homes near the Metra station and businesses of Old Norwood Park.  Homes with grand 50'x200' lots will sell in the $500s and up depending on condition.
Lowest sale price in the last 12 months is $170,000 cash at 5885 N Harlem Ave, Chicago, Illinois 60631. The bungalow on busy Harlem Ave was a foreclosure sale and in need of complete gut renovation. The highest sale in the last 12 months is $785,000 at 7122 W Peterson Ave, Chicago, Illinois 60631. The gorgeous renovation faces Norwood Circle Park.

Nine homes are currently under contract with the highest asking price of $929,000 at 5945 N West Circle Ave, Chicago, Illinois 60631.  The median price of a home under contract is about $415,000.  Eight homes are currently listed for sale with a median asking price of about $520,000.

Most homes in the interior of Old Norwood Park boundaries reside in the Norwood Park Elementary School district and Taft High School district.

Norwood Park Chicago single family homes sales, median price up about $50K since 2012

Attractive homes near the Metra station in Norwood Park (all photos Eric Rojas, Broker, Kale Realty).
We're working with a client selling a house in Norwood Park.  It's a good time to check out over-all home sales in this great Northwest Side Chicago neighborhood. We see the neighborhood sales and median price going up a bit over the last few years. Rising prices and sales are not as extreme as closer to the lake. Nevertheless sales are swift.
Old Norwwod Park "circle" Google Maps

The Norwood Park community area is one of Chicago's 77 designated neighborhoods.  There are smaller sub-neighborhoods as in every Chicago community area.  Homes in the Old Norwood Park "circle" near the Metra station tend to be the most expensive while there are many affordable bungalows throughout the area. Norwood Park boasts a Historic District.

Summer tips! Chicago fun "staycation" in Norwood Park, Edgebrook!

Get your true summer vacation feel on the Northwest Side!

We had a great summer Saturday out on the northwest side of Chicago this weekend.  We avoided the crowds and parking hassles near the lake by staying northwest.

A quiet moment for the kid's splash playground at Whealan Pool.  Most of the pool area is zero depth to 3 feet deep.

Start at Caudwell Woods for a nice walk or bike ride after breakfast.  Then head next door at 11am to the Whealan Pool/ Aquatic Center at 6200 W Devon in Norwood Park.  Plenty of parking in the lot for your mini-van. Admission is about $6.00 for adults and $4 kids 4-12
Fun water slides for medium and "big" kids...like me and Ryne here.
Looks like fun to me!

Toddler pool too!
Ample grassy areas for a picnic blanket.

Nice concession area for summer snacks.

After a few hours head back east on Devon to The Chocolate Shoppe in downtown Edgebrook, Forest Glen.  A little pricey but it has funky decor, great seating and the best ice cream shop soundtrack I've ever heard.  Our kids were dancing around, taking in the sites and well... eating ice cream.
The Chocolate Shoppe is located next to the very nice Edgewater Library branch too. Pick up a few books and get some air conditioning and down time after the pool.

Lots to choose from.
It's time for ice cream!

We took the quick 15 minute drive back to Lincoln Square for a little backyard Wiffleball, pizza and movie night at the house.

The Search Under $500K: Serenity Now in Norwood Park Backyard

With clients looking for a quality three bedroom plus single family home in a great Chicago location near transit and good public schools, I suggested Norwood Park. Pretty much any street in the Onahan Elementary school boundaries is full of houses with great yards. Norwood Park offers a Metra stop and a small town feel. There is a great retail and restaurant strip just next door in Edison Park on Northwest Highway.

It's just the beginning for this yard as we progress through spring.

Raising a Family in a Ravenswood Condo

This is one of the more emotional subjects I've come across. How long can you keep your kids here in Chicago before fleeing to the suburbs? If you can't afford a nice house or even a three bedroom condo in a good public school attendance district, what can you do? It's easy to get priced out.

What is enough space and where do you get it? Is it worth being in Northwest Chicago or should you pick a suburb?

Here is a great conversation I took part in this past week. I'd like to hear more from you if you're dealing with these choices.
My wife and I chose a duplex condo in Ravenswood Chicago rather than a house to get the neighborhood we wanted. Otherwise, we would have had to buy a house farther Northwest in the City such as Sauganash or Norwood Park. Maybe later.

Norwood Park for new construction, Edison Park for dinner

I was out with clients shopping single family homes in the Norwood Park area last night. They are looking strictly new construction, or, virtually new construction. We found two winners in the $650k to $750K. This will get you an oversized lot, 4 to 5 bedrooms, three floors of living, great finishes, 3600 sq/ft and up etc... And a great neighborhood.

But what to do in the hood?

After viewing our second, and last, home for the evening, I suggested dinner. My clients have not been to the great dining strip lately on Northwest Highway, just, well... a few minutes northwest of the Norwood Park home we viewed.

We dined at Nonno Pino. I was really impressed. Fun, city atmosphere, great crowd for a Wednesday night. Mix of singles, couples, families, business people... just hopping. The food was really good, which is key.

I've been out to the Norwood Park and Edison Park areas quie a bit lately looking at homes in several price points. This strip of restaurants is just enough to really consider moving the GROWING family from Ravenswood waaaayyyyy out northwest for a bigger home in five years or so. Good schools, great kids, winding suburban like roads, trees, trains (Norwood Park Metra stop) and now a nice restaurant area to keep it real.

This is a real consideration for anyone looking for a nice single family house in a real neighborhood setting. It's funy how things change... with just one kid, I already have one foot out the door the Ravenswood duplex condo while looking at single families northwest! I drive my wife nuts.
