Closed! A look at our recent sales from Lincoln Square to Oak Park

1040 S Scoville, Oak Park IL 60304 near Rehm Park and Irving School District purchased for $430,000.  Our client's searched aggressively in the hot $400K Oak Park market.  This updated home came on at $399K on a fantastic block that opens right onto Rehm Park!! So awesome for their young kids. We put in an escalation clause on the multiple offer situation and saved the buyers $10K on their bid!

June has been a busy month of closings and securing contracts for our clients .  Here's a look at our recent closings around town in June.

5350 N Damen Unit E, Chicago IL 60625 in the Bowmanville neighborhood of Lincoln Square closed for $360,000! Our clients needed a quick sell to buy their next house.  We helped them prep their town house, priced at a value to generate maximum interest, held a full weekend of open houses and sold for $10K over list price. We negotiated a fast closing and lease back so our clients could stay in their current home, close their purchase and move only once (which saved them a lot of grief and money)!

934 N Wood #1, Chicago IL 60622 in the East Village neighborhood of West Town closed for $532,500.  We beat the exact comps by $7K on this sale after securing our client's new house in Western Springs.  To make sure the final -through went smooth we had our crew come in and touch up/ repair walls and clean the house prior to closing. No issues and our client's were relieved!

1051 W Barry #1W, Chicago IL 60657 in the Lake View neighborhood sold for $295,000 ($5K over list price after the first weekend of open houses).  Our crew came in to prep the condo for listing at a great price.  The location is wonderful. We closed the deal quickly so our client's had their cash in hand to buy their next home.

Our buyer jumped on a great deal at 2217 W Foster #2W. The Lincoln Square two bedrooms condo was a gut renovation with central Heat/AC, in unit laundry and two decks for $156,000! (All photos Eric Rojas, Kale Realty)

East Village condo sales: Median price up $110K since 2014

The churches that dot East Village and Ukrainian Village add distinct culture to these popular West Town neighborhoods.
Our clients will be listing their East Village condo in West Town Community Area later this month.  Let's take a look at East Village condo sales in 2017 and a couple years past.

East Village sales area Ashland to Damen and Division to Chicago.
26 East Village condos have closed thus far in 2017 (Jan 1st to March 13th). The median price of a condo is a hefty $510,000 (a couple new construction units sold for $509,999 lol).  New construction sales and pent-up demand after last fall's 2016 elections and the Cub's World Series run have pushed sales and contracts up for most of North Side Chicago.

The highest priced sold unit is 1057 N Paulina #1 for $725,000.  The modern design new construction three beds "duplex-down" is a common style for East Village. Many buyers come to the area for the modern and contemporary units that are more readily available than in Lincoln park or Lakeview. The lowest priced sale is 525 N Marshfield #2.  The two beds, one bath vintage conversion condo (no parking included) sold for $225,000.

East Village rooftops will usually get you a church view.
  • Only 15 units sold over the same period 2016 with a median price of about $450,000.
  • 31 units sold over the same period of 2015 with a median price of $419,000.
  • In 2014, 23 units sold with a median price about $400,000.

2017 East Village sales are off to a fast start for units and high-end offerings.  Get the neighborhood scoop at East Village Association

Greater Bucktown, Wicker Park home sales 2016: Median price up $300,000 since 2012

We're looking in greater Bucktown / Wicker Park of West Town above - generally Armitage to Chicago Ave and 90/94 to Western Avenue.
We have clients looking for a "move-up" single family home in the Bucktown/ Wicker Park area where they currently own a condo. The target area west of 90/94 in West Town is in play including parts of Bucktown, Wicker Park, Noble Square, Ukrainian Village and East Village.

97 single family homes have sold in the map area above from January 1st to November 30th of 2016 in the shaded area shown. The median price is just over $1,000,000 for a sold house.  The highest priced sale this year is a modern new construction stunner at 1763 W Wilmot sold at $3,800,000 (cash).
The lowest priced home sale is 1468 N Ashland for $300,000 (cash).  The odd one story residential property was bought by a development brokerage.

50 of the sold 97 homes closed for over $1,000,000.

In 2012, 104 single family homes closed with a median price of $700,000. Median price is up $300,000 from 2012 to 2016 in the West Town area shaded above.

Here's a flashback video to 2010 a couple years prior to the price explosion.  Lots of units were getting sold and purchased at bargain prices.  Condo unit sales in West Town began to rival those of high density Lake View. Enjoy!

East Village condo unit sales, prices way up since 2012

It's not uncommon to have a church view form the rooftops of East Village.  On the roof-deck of 717 N Paulina, Chicago IL 60622, photo Eric Rojas, Broker, Kale Realty
We have a buyer client looking to move back to the East Village neighborhood of West Town. The neighborhood has faced much development and change over the past five years.  West Chicago Avenue is crammed with old and new restaurants, shops and businesses catering to the long time families and newbies looking for hip culture and good proximity to downtown.

Condo sales in East Village (West Grand to West Division and North Ashland to North Damen)
January 1st to April 17th, 2015.

57 attached units (including town houses) have closed this year from January 1st to April 17th.  The median price is a healthy $442,000.  That $442,000 gets you a newer construction two bedrooms, two baths condo with roof-deck, garage parking at 1022 N Marshfield  #3, Chicago IL 60622.

Over the same period last year 55 units sold with a median at about $417,000.

East Village rooftops offer unobstructed skyline views of downtown.

2013   41 units sold with median price of $377,000

Under Contract! Buyer client deals on Wicker Park/ Noble Square new construction condo

We represented a client on the purchase of 1113 N Ashland #3, Chicago IL 60622 this week (offered at $699,900 by Related Realty brokerage).  The modern new construction "duplex up" sits just off Wicker Park's Division Street in the Noble Square neighborhood just steps to the CTA Blue Line.  The outstanding feature of the home is the private 1,100 sq/ft deck. Ridiculous!

The West Town greater area leads the city in modern new construction condos. 1113 N Ashland shown here offers front and back units with clean modern interiors.

Neighboring Wicker Park has been explosive over the last few years.  This has rubbed off on the Noble Square neighborhood where condo sales are up 33% year to year.  139 attached condo units (including town houses) closed in 2014 with a median price of about $395,000 in Noble Square.  That's up from 104 units sold and a median of $385,000 in 2013.  Only 62 attached condo units sold in 2011!

East Village single family homes sales up 45% in 2013 (up 128% over 2011)

Modern design enthusiasts are at home in East Village (Photo Dec 2013 Eric Rojas Real Estate Broker).
We've been working with a client looking for a single family home in the East Village neighborhood of West Town. The single family home prices rebounded along with most of the Chicago market. The area is hip and welcomes modern architecture and style.  As with many city neighborhoods purchasing a single family home is competitive.

East Village Single Family Home Sales in 2013

64 homes closed in 2013. That's up 45% over 2012. The unit sales are up 128% year to year over 2011.  The median price for 2013 in East Village was $715,000. The median in 2012 was about $641,000.

The highest sale by far for 2013 was 1019 N Wolcott for $2,075,000.  The former bathhouse was converted into a contemporary masterpiece on one of the best East Village blocks.

The lowest priced single family home sale was a steal at $203,796 at 1632 West Ohio.  The all cash deal was bought in September by an active developer in the area.  A modern "sustainable" new build is probable and maybe even built by now!

2011 - 28 homes closed with a median price of $565,000
2010 - 22 homes closed with a median price of $575,000
2009 - 21 homes closed with a median price of $650,000

East Village condo unit sales BOOM 42% in West Town, Chicago. Prices up too.

New construction along North Damen in East Village earlier this year.
We'll be in the East Village neighborhood of West Town later this afternoon showing condos up to $650,000.  East Village offers probably the best choice of modern design new (and newer) construction homes in the city.  The surrounding area offers the nightlife for those who tend to like this type of design as well.

Modern condos line Division on the northern boundary of East Village.

New construction was back this year helping propel a 42% increase in condo unit sales within the traditional East Village boundaries.

226 condo sales (attached homes) have been recorded in the MLS this year from January 1st to December 6th, 2013 (up $42%).   That wallops the 160 units sold same period last year.  Only 116 units were sold in East Village same period in 2011. Units sales this year have doubled over 2011.

The median price of a sold condo this year is $414,000.   2011 was $355,000 and 2012 was $370,000.The highest sale this year is $765,000 for 1711 W Division #404.  The modern newer construction re-sale featured top floor, two beds, two baths, large roof top deck, elevator and garage parking.

West Town "three bedrooms or more" condo sales up 32%, price explosion in 2013

New construction condo units coming to the East Village neighborhood along North Damen Avenue just South of Division Street.

With single family home prices out of reach for many (and many don't want the maintenance of a house) we see increased demand for larger condo units for those looking to expand.  We recently spoke to a potential seller about their three bedroom duplex-down condo listing in the Wicker Park/ East Village area of West Town.  Larger condo unit sales and prices have been mostly up over last year's sales around the North Side of the city.

Our guess is West Town has followed suit.  Here's a look at three bedrooms or more attached unit sales in West Town.

West Town sold three bedrooms or more attached units (condos) January 1st to September 20th, 2013

395 condo units listed at 3 bedroom or more have sold this year so far.  That's up 32% from the 298 units sold same period in 2012.  The median price is about $448,000, up $50,000 from about $398,000 last year.
January 1st to September 20th
395 units sold in 2013 with a median of $448,000
298 units sold in 2012 with a median of $398,000
222 units sold in 2011 with a median of $407,000
207 units sold in 2010 with a median of $449,000
180 units sold in 2009 with a median of $445,000
246 units sold in 2008 with a median of $475,000

The highest sale in the West Town Community Area for an attached unit this year is a 4 bedrooms riverfront town house at 457 N Canal closed at $1,655,000. The year 2000 built home is listed at 4000 square feet and just a couple blocks from River North and minutes to Streeterville and the Loop.

The lowest recorded sale in West Town for a three bedrooms unit is 528 N Hartland Court Unit F1 for $63,000.  The foreclosure unit was one of four (4) three bedrooms condos that sold for under $100,000.

More new construction at West Thomas and North Winchester answers the demand for larger condo units.

For Sale, Under Contract
93 condo units are currently listed in the West Town Community area.  There are 102 three bedrooms or more condo units under contract at the moment with a median asking price of $472,000.  That there are often more units under contract than listed in particular community areas has been a little shocking to many buyers this year.

East Village Secret Garden

Some of the most interesting things about researching and viewing properties are the places you didn't know you would see.

Here's a spectacular roof-top garden tucked away along West Grand Avenue in East Village. This is mostly a concrete jungle with old grungy building facades.... which makes this more fascinating.

We were looking at a 3rd floor new construction two bedroom, two bathroom condo with garage parking at the 1800 W block of Grand. The condo was actually really spacious, modern and well finished at $399K. We peeked at the neighbors garden from the back deck.

East Village and Ukrainian Village real estate markets have been hit as hard as most "third ring" neighborhoods just outside downtown and the longer gentrified and core neighborhoods. But it offers an opportunity to create your own spaces or to purchase some very cool contemporary properties a short commute away from your elusive high paying gig in the Loop. The neighborhoods have a quiet, sometimes understated industrial feel that appeals to hipsters, artists and those looking for a custom home for half the price or more than Lincoln Park. And look at those roof-top gardens!
