It's no surprise that the high-end home construction has attracted high-end school options for the Lincoln Square/ Ravenswood area.  Construction for the new permanent home of Lycée Français de Chicago is well under way near the West Wilson and North Damen intersection.  I stopped by late last week for a few photos. The new development construction site sits on the former, and infamous, Ravenswood Hospital land.  The new school is a grand slam for the area in my opinion.  A wave of recent infrastructure and service improvements in Lincoln Square and Ravenswood are assuring a desirable and vibrant community for many, many years.  The school expects to be up and running in fall 2015.

Construction at former Lincoln Square fruit stand?

There's been a little action at the bombed out "Red X" building at the corner of North Western and West Winona in Lincoln Square Community Area.  The property straddles the desirable sub-neighborhoods of Ravenswood and Bowmanville. A green windscreen fence was placed around the former Martizez Produce building at 5131 N Western Ave.

Construction permits hang on the fences dated from January this year.  The work calls for "Commercial Office Space Addition per Arch Plans".  Addition?

 


I've been meaning to call the 40th Ward Alderman's office to see what's in store for the property.  This space was not subject to any community meetings .  It's been vacant for years and I was hoping for a new apartment building.  New apartments are in good demand in the Lincoln Square community area and I like the density for local business.

Single family homes and condos have done very well near this corner of Western and Lawrence.  Median house price is about $600,000 within a couple blocks radius.  However, there are far too many vacant and unattractive commercial spaces near Western and Lawrence.  This commercial area needs some type of anchor and identity to match the success of the residential community.

Lincoln Square condo unit sales down, asking prices up

I evaluated a potential new Lincoln Square condo listing last week.  We price homes based on the specific unit and the goals of the seller.  However, here's an overview of general Lincoln Square condo sales activity so far this year.  Like many areas on the north side inventory is lower and asking prices are up.

Lincoln Square condo sales January 1st to June 11th, 2014
98 condos (including attached town houses) have closed this year Jan 1st through June 11th.  The median price of a condo is $225,000.  129 condos closed over the same period in 2013 with a median price about $230,000.

The condo market has been good for Lincoln Square sellers.  Buyers have seen new construction make it's biggest showing in many years.  Several multi-unit higher-end condo buildings have either been completed this year or have current pending units under contract while under construction.

East of Western Avenue
A common request we get from Lincoln Square buyer clients is "I want a condo east of Western Avenue".  These tend to be closer to downtown and feature locations with lots of amenities/ entertainment.  33 units closed east of Western Avenue over this period with  median price of $227,000.  The highest sale was $605,000.

The price jumps for three bedroom condos east of Western Avenue.  The median price is $429,000.

Yo Joe's on Addison can be yours!

The Yo Joe's property and business located in the Dunning community area at the corner of Addison and Narragansett has been up for sale since 2009.  According to the MLS listing they are now asking $349,000 for the whole kit and kaboodle.

We grabbed a couple burgers and fries coming back from some business in the Austin/ Galewood neighborhood.  The place needs new life... quick.

Looking at condos from Andersonville to Rogers Park

I spent sunny Sunday morning showing condos in the northern Uptown area near Andersonville, in Edgewater and in Rogers Park to a fun buyer client.  There are now several quality choices with at least two beds, outdoor space and near lake locations for under $250,000.  Ability to park a car somewhere close and well run condo associations are important considerations.

Our client expected to fall in love with a quintessential vintage walk-up but this incredible loft space may change everything.
We worked our way north starting at 1355 West Argyle near Andersonville. We then headed to Lakewood Balmoral for a gorgeous one bedroom home.  Rogers Park offered options for a larger, budget friendly unit further west of the lake and the most desirable home we saw near the lake... for a price.

Having the beach at the end of the block may prove to be most alluring.

Andersonville's Esquire Barber Shop coming to Lincoln Square too

Bob and I discovered Esquire Barber Shop in Andersonville over a year ago.  Great story by DNAinfo on the newest Lincoln Square location to open soon at Lawrence and Western. Now I can go to both locations!
