One of our latest listings at 811 Chicago Avenue #605 in Evanston closed last week for $192,500. The two bedroom condo with heated garage parking is a mid-rise elevator building.  Listed at $199,900 we negotiated the sales contract just two weeks after the condo hit the market.

The location, in my opinion, sort of flies under the radar.  I think many people interested in a modern, convenient and/or accessible condo in the Chicago or North Shore area should look at this location.  It's just steps to Metra & Purple Line, local casual and upscale dining, Starbucks, grocery stores and only 5 blocks walk to Lake Michigan among gorgeous homes!

Just sold: Client sells Lincoln Square condo with whopper deck!

We closed the deal on 5067 N Lincoln Unit 205 late last week for $338,500. The newer construction two beds, two baths condo with heated garage parking and building elevator featured fantastic private outdoor space.

Recent Sales on North Lincoln Ave

This angled "bend" of North Lincoln Avenue from the 4800 N (West Lawrence) to 5200 N block (West Foster) is a distinctive mix of residential condo buildings, restaurants and businesses. About 12 attached homes (town house and apartment condos) have sold over the last 12 months with a median price of $365,000. The high median price reflects the mainly newer construction buildings that has been built on the mixed use strip.

I feel the location has a lot of upside due to it's location near the retail and entertainment center of Lincoln Square and the abundance excellent grocery stores and services. There are several small and multi-lot parcels available for sale that offer varying development potential among the recent successful residential developments. Several existing properties look ripe for re-use.

The stretch of North Lincoln from West Lawrence to West Foster mainly features newer construction condo buildings among restaurants and businesses. The cross streets are filled with residential two flats and single family homes.

9 attached units (condos/ town houses) over the same 4 block strip are currently under contract with a median price of $480,000 are currently under contract (not closed).  These contracts include a new building under construction with pending condo sales at $500,000 plus.

Home selling tips: A tale of storage wars at East Lakeview final walk-through

I was in the East Lakeview neighborhood early this week for a final walk-through at our 416 W Briar listing (sold for $528,500). The final walk-through is a custom where the purchaser physically walks the property prior to the closing.  The expectation is the property should be empty and delivered as agreed upon in real estate purchase contract.

The sellers had moved out completely by the time of walk-through and the cleaning people were working at the unit. The buyer was satisfied with the walk-through of the unit. Everything was left intact as expected.  However, there was an issue with the storage area in the basement.  Another unit owner had personal property stored in the designated area for our listing. An additional storage space was full of construction debris from a recent rehab.  The purchaser, understandably, wanted it moved prior to the closing scheduled later that afternoon.

Although there was no legally assigned storage spaces in the property title nor the condo association bylaws for any of the units, the Condo Board did have a professional plan drawn up designating storage units earlier this year.  Additionally, the storage unit construction project was documented by the Board in the legal 22.1 Disclosure form (sort of the "State of the Condo Association" given to the buyer upon his/her executed contract). Thus, the buyer's expectation was the storage space (the actual square footage) in the basement would be open for their use. The unit owners, however, had simply not completed the project or moved their stuff.

This was a problem. Buyers and sellers can get upset about large and small issues near closing time and sometimes even be irrational. Lots of scenarios could unfold. The buyer could refuse to close that day (or for a long period of time... or try to walk away from the deal). The seller could try to receive earnest money from the buyer for not closing on time.  These are just a few examples.

Bob and I work hard through the entire transaction to avoid worst case scenarios if and when issues arise.  First, we work to avoid any issues ahead of time.  In this case, we made sure our sellers would be out on time and their storage removed.  We did not account for the OTHER owners' stuff.  

Secondly, with all documentation and contacts from the transaction at hand, we took measures immediately to communicate with the seller, the condo association and sellers attorney to suggest a few scenarios to solve the issue.

Third, we made ourselves and our resources available to carry out the solutions.

Most importantly we closed the deal for our seller that afternoon.  Bob negotiated a $5,000 escrow "hold back" from settlement proceeds to be held for one week after the closing (way down from what the buyer wanted initially). The seller would have means to work with the association to move the personal belongings to its rightful space.  The escrow monies would be returned to the seller after the personal property was moved.  If after seven days the personal property is not removed the seller could recoup their costs for moving it themselves. The excess funds from escrow would be returned to the seller. 

Deal? Deal.

Food running! Lincoln Square, Edgewater business owners donate for schools

 I spent Sunday morning picking up food donations from several local haunts. Over 20 Lincoln Square, Edgewater and North Center restaurants donated food for the 15th Annual Friends of the Grape fest.  It was a reminder of the cool places and people surrounding my neighborhood.  You can have a lot of fun on a Sunday morning!

I was running a little early sooooo... I had a pint with some early morning soccer fans.  Atlantic is a great soccer pub.

I stopped at Rockwell's Neighborhood Grill in Ravenswood Gardens about 10am for a monster brownie pick-up.  Rockwell's has one of the more creative and fun menus in the area! Very San Francisco with a very local Chicago tavern vibe. I always get the fish tacos.


My next stop was Fireside Restaurant on North Ravenswood in Edgewater around 10:30am. Fireside always looks festive. It's great for a family meal or watching the games in the lounge. Thanks for the meatballs Rich!

My last stop around noon was at foodie quality Fork in Lincoln SquareThe location and brunch are fantastic. I picked up the bacon-wrapped dates, stuffed with chorizo & served with bleu cheese dressing for our event.

Chicago parking app is good!

The possible positive fallout from the infamous Chicago parking deal  has been the Chicago mobile parking application www.ParkChicago.com.  I try to walk and ride my bike as much as possible while working.  However there are many times as a real estate broker and parent when I make frequent stops in the car. This is especially true in bad weather.

I can't say if the parking debacle forced the innovation or not. The actual City owned meters on lakefront parks like Montrose Harbor and Recreation Drive by the tennis courts and Sidney Morovitz Golf Course do not have mobile capability.  In any event, the mobile parking app has worked great for me in the neighborhoods.

Lincoln Square town house sales 2014

13 properties listed as "town houses" have sold from Jan 1st to Oct 1st this year.   The median price is $376,000.  However, those tend to be smaller, outdated or in the further northwest points of Lincoln Square.  The next closing price up from the median price of $376,000 is $424,000. 

The highest sale was $605,000 for a large "3400 sq/ft" town house with two car garage parking at 5121 N Damen Unit A.  The 21 unit development has some of the larger town houses available in the area and sit across from Winnemac Park.  Unit A had a great decks but many of the units lack truly nice outdoor space.

The lowest town house sale was $230,000 at 5252 N Rockwell Avenue just north of Foster.  The 1950s built development has 8 units total.  The fee simple town house (no monthly assessment) features three true bedrooms, 18x17 finished basement (low ceiling), a decent sized fenced in yard and one outdoor parking spot. 

Ravenswood, Lincoln Square town house development on the 1800 blocks of West Argyle and West Winnemac.  This is one of the more desirable and affordable developments to get decent space in the neighborhood. The new Mariano's grocery and LA Fitness development is just a block south.

Town house market times, like single family homes, have been very quick in the area.  Most properties sell within a couple weeks when the listing price is near the eventual closing price. Several have sold at list price of over asking price.

Sold! Clients sell Old Town condo, on to bigger things

We represented clients in the sale of 1522 N Cleveland #2 that closed today for $505,000.  The median price of a two bedrooms, two baths condo (excluding high-rise units) in the Old Town boundaries is about $440,000.  The condo sold in the first week over the list price of $499,000.

The extra wide Old Town condo had one of our favorite locations and outdoor spaces this year.  Watch the video walk through!

Sewer rodding? I gotta guy!

Gross! Roots pulled out of my house sewer line this week.
Here's another reminder to get your sewer rodded by a good sewer/ plumbing company every year.  We don't have a sump pump or drain tile.  However, we have a relatively shallow full basement and great "water management" around the house keeping it dry.  Our clean sewer lines prevent back-ups during heavy rain. Your technician can make quick checks for any other red flags as well.

Neighbors need a good sewer contractor?  Call me, we gotta guy!

I'm out early this morning for a condo "walk-thru" prior to a 9am closing.



Beautiful morning! The buyer is generally checking the condition of the home, if any agreed upon repairs were completed and making sure all appliances and equipment are in tact. Garage and storage should be cleaned out too.




As the listing broker I've already made sure all available keys, brochures and information have been left for the buyer. I'm doing a final sweep on behalf of my sellers and locking up before heading downtown.
