Sales at 728 W Jackson: The Haberdasher Square Lofts in West Loop

We're working with a client who will list and sell their loft condo at the Haberdasher Square Lofts this spring.  I stopped by the West Loop last week to create a plan to prepare the condo for sale. The unit is tenant occupied and the owner lives out of town.  It is a pleasure to be on the ground and run the whole process!  Let's take a look at sales at Haberdasher Lofts, 728 West Jackson, Chicago IL 60661 in West Loop.

20 loft condos have sold at 728 W Jackson over the last twelve months. The median price of a sold condo is about $390,000.  The highest priced sold condo in the building over the last 12 months is Unit 1206 closed at $975,000.  The lowest priced sold unit over the past twelve months is Unit 617 closed for $195,000.  The rare foreclosure unit sold in a cash deal.


Seven units are currently for sale in the building with prices ranging from $280,000 to $699,900. One unit is under contract with an asking price of $270,000 plus an additional $30,000 for a garage parking space.

Purchased for $11M West Loop industrial loft remains vacant for now

1212-1220 West Van Buren has been vacant since late 2016.  The property sits a block from the Racine CTA Racine Blue Line, half block west from a Target Store, close to Skinner School among many other neighborhood amenities and services. The bustling and insanely active Fulton Market is about 5 blocks north. 
We've had several dealings in the 1224 West Van Buren condo building (Van Buren Lofts). Next door sits a vacant and gutted former Oxxford Clothes industrial loft. Crain's reported the building was purchased around $11 million in 2016.  The real estate group discussed converting office lofts but were open to other uses. I have not found any information on pending development.

A permit was issued back in 2017 to "Removal of non-bearing partitions - fixtures (m.e.p) and finishes for investigative purposes in an existing 7-story bldg - no structural demo included."

Lofts are back in West, South Loop

We've been heavy in South and West Loop lately with loft buyer clients. The city vignettes are endless in these parts.

Modern, fun details in Lakeview converted loft space

The North Ravenswood Avenue mixed residential and commercial corridor is always good for flashes of interesting architecture, gardening or art. Many home renovations and new construction projects continually change the landscape. It's makes a terrific walk or ride.


These converted loft homes at the 3900 block of North Ravenswood in Lakeview (1754 W Byron) is one of many commercial spaces made residential along the Ravenswood corridor spanning western Lakeview, Ravenswood and western Edgewater neighborhoods. The original and huge commercial garage, red entry door and cool fence are a few details that keep your eyes moving.

The building was sold in 2001 for $636,750.  The property was renovated into two units.  Two years later in 2003 Unit B (a two story, two bedroom large loft) was sold.  I found this interior photo of one of the units by the developer group.


I've passed these homes dozens of times.  For years, I thought it was a single family home conversion. In any event, it's a fine example of the creative license North Ravenswood Avenue has afforded both residential and commercial property owners.  You never know what you'll find inside the properties.

Shopping River West Lofts: 525 N Ada Puts on a Happy Face






I've spent the last couple weeks shopping River West, Bucktown and Wicker Park lofts in the $300,000 range with one of my clients. We want cool. 525 N Ada in River West is cool. It's popular too. The only available listing was a renovated top floor two bed (well, one bed and large den) soft loft corner unit with great views. It was listed at $295,000 including a gated parking space... it's under contract after 20 days.

I don't know about you, but I want to walk into a nice looking building every day. In fact, my own condo building (although in great shape) is lagging a little in the landscaping department and it always bothers me.

I went loft shopping with clients this weekend along Ravenswood. I've mentioned on this site several times how I'd love to live along the Ravenswood Avenue corridor from Irving to Peterson... here's just a few few shots from the weekend I managed to take. I forget to take more photos when I'm working... but you get an idea of the aesthetic here on a cold wintry day. There are some excellent choices from $230,000 for a one bedroom up to $400,000 for a 1500 plus sq/ft two bed, two bath with garage parking.

Ravenswood Loft Condos for Cool Aesthetic


These lofts are located at North Ravenswood and West Winnemac in the Ravenswood neighborhood. I tried to get this shot when the sun hit the turning leaves... missed it. However, you still get the idea here... really cool looking building and vines. The lofts tend to have long time owners... not many re-sales in the past few years in this 16 unit building.

Fulton Market in Chicago... Top of the Loft
