Old Town Triangle has a message for you (sales stats too)

There have been a bevy of inspirational messages posted in windows and on front gates around Chicago. These homeowners in Old Town Triangle neighborhood of Lincoln Park care about your safety.  Message heard loud and clear.  I also love the red door.

Old Town Triangle sales area I use to compare stats over time. If choosing a house apples to apples in size for my family this is probably my top location in Chicago. Not going to happen (and Lincoln Square is just fine too). 
Only one single family home has sold in Old Town Triangle first quarter of 2020 (January 1st to March 31st). 438 West Eugenie Street sold for $4,100,000 cash before being listed on the MLS. Do yourself a favor and flip through the photos. I feel it's one of the more attractive home renovations I've seen in awhile. Five single family home properties sold over the same time frame in 2019 with prices ranging from $665,000 to $1,900,000.

A good handful of single family homes will be available at any time in the greater Old Town Triangle luxury market of Chicago. However one sold (closed) home in any three months period is a rare low number.  Five homes are currently under contract with asking prices ranging from $1,250,000 to $1,875,000. 17 homes are listed for sale. Most have high market times (they've been on for awhile). Only one home was listed NEW in the last two weeks. Three homes have been put on temporary status which means they are unavailable for showings.

Thirty-three condo units (attached units) have closed from January 1st to March 31st, 2020.  The median price of a closed condo is about $431,000. Only 26 condo units sold last year over the same period with a median price of about $257,500 (the median price suggests high-rise units on North Clark and small vintage condos made up the bulk of sales first quarter 2019).

Old Town Triangle home sales, renovations not for the weak stomach

I stopped by a friend and business associate's single family home renovation in Old Town Triangle last week. We had a good talk about some ins-and-outs of the project and available options. Old Town Triangle is a desirable and landmark district neighborhood in Lincoln Park's southeast edge. It's also a relatively expensive place to buy property in Chicago. Further, any renovations and alterations to the exterior of properties face intense scrutiny of the neighborhood association Historic District Planning and Zoning Committee and the Commission on Chicago Landmarks. Last week I visited a friend and business associate who has embarked on a renovation in Old Town Triangle. He's a former resident of the neighborhood and professional in real estate brokerage and development. A great working knowledge of the landmark renovation process for this particular historic district and good standing relationships is key to success! The gut renovation and expansion pictured above may justifiably look overwhelming!

While some renovations work through the Landmark Commission process with little fanfare other projects in this tiny burg can bring out the worst in people.  Here's a story from Block Club and a filed Fair Housing discrimination lawsuit associated with another Old Town Triangle alteration.

Earth is dug out to extend the size of an Old Town Triangle home. It's no small task to dig out basements and pour new foundations!

Sixteen detached properties (single family homes) sold over 2019 in Old Town Triangle.  The median price of a sold detached property was about $1.6 million. 

The highest price sold house was 1824 North Cleveland, Chicago IL 60614 for $3,860,000

The lowest priced detached property sold at 1639 North North Park, Chicago IL 60614 for $662,500. That's about $200.00 per square foot for the opportunity to gut rehab an historic home 😃

"Private" Crilly Court and vintage Lincoln Park row house sales

I found myself in Old Town Triangle of Lincoln Park on the Friday of Polar Vortex 2019 looking at a couple properties with a client. The sun really lifted my spirits! Despite the cold, Chicago vintage row houses look great in the white snow and sun.  I passed down the small "private" one-way block of Crilly Court that is home to impressive vintage row houses. While walking by I checked when the last time any row homes had sold on the block.

The last two MLS sales I could find on the block are as follows: 1718 North Crilly Court sold in 2012 for $1,200,000 and 1700 North Crilly Court (a corner unit) sold for $1,420,000 in 2010.

Lincoln Park Row House sales 2018
About 22 vintage Lincoln Park row houses sold over 2018.  The median price was approximately $1,200,000.  The highest sold row house by a long shot was a stunning renovation at 2704 N Lakeview for $4,750,000. The 10,000 sq/ft home was previously bought in 2016 for $1.8 million.

The lowest priced vintage row house to sell over 2018 was 1818 N Lincoln Avenue for $830,000. The Parisian style decor harks back to another area.  1818 N Lincoln is part of a row house group where we sold 1826 North Lincoln several years ago.

Density for the few: Median asking price for new Old Town condos about $2.5 million

We took some construction pictures of Old Town's new high-end condo before and after the holiday season.  Fifteen Fifty on the Park is a 32 unit new construction condo building  just steps from historic landmark Germania Club buildingChicago History MuseumLatin School and Second City. Not to mention all the great Wells Street restaurants and the lakefront.  BuildingUpChicago.com has photos and info of the old structures and preservation on the site.

Lincoln Park single family home sales up in 2015, median price over $1.5 million and two homes top $5 million

 The median price of Lincoln Park single family home is over $1,500,000 as of October 10th, 2015

163 single family homes (detached) have been recorded as closed in the MLS (MREDLLC.com) so far this year. This includes the historic row houses well known to eastern Lincoln Park. The median price for a house this year is about $1,588,000. 

The lowest sale this year is a coach house (a free standing property located behind the main house) at 218 W Saint Paul Ave , Chicago, Illinois 60614 for $400,000.  The foreclosure sale is in a great Old Town Triangle location. The second lowest sale is also a foreclosure coach house at 2615 N Halsted St, Chicago, Illinois 60614 for $426,000.  The lowest priced free standing single family main house (not a coach house) is 1952 N Bissell St , Chicago, Illinois 60614 for $575,000.  The small three bedrooms, two baths house on a 24'x60' lot backs up to the "L" tracks on Bissel and does not have dedicated parking.

The highest sale this year is  1874 N Orchard , Chicago, Illinois 60614 for $5,927,483. The extravagant 7 bedroom home with classic architecture sits on a 35'x131' lot.  Two homes have sold over $5 million and three homes have sold over $4 million this year.

Over the same period in 2014, 156 single family homes sold with a median price about $1,550,000. This is a far cry from 2011 where 115 homes closed with a median price of about  $1,280,000.

Clients buying in Old Town Triangle: Property sales this year

Old Town Triangle in Lincoln Park is one of the most desirable neighborhoods in the city.  For one it's located close to the lakefront and easy to downtown.  But the overwhelming allure is in the historic district properties and remaining brick paved streets. It's a neighborhood where you may sacrifice luxury, space and suffer some quirks just to "be there".

A detached two-flat property at 304 W Concord, Chicago IL 60614 is for sale at $475,000 offered by the lovely and professional Amy Arnold, Kamberos Associates... a bargain for the neighborhood.  The traditional cottage style home is currently has (2) one bedroom apartments rented out.  The catch? It's adjacent to a larger multi-unit building and the short lot does not have alley access and backs up to another property's backyard. You have an unofficial easement to reach the back alley.
My long time clients and native Chicagoans viewed 304 W Concord in Old Town Triangle last week.  The Lincoln Elementary school district is a top priority along with a highly walkable location.  They would live in the property themselves and convert the small two unit building back to a single family home. Like anyone, they have to weigh the construction costs and quirky lot vs living in their most desirable dream location.

Old Town Triangle Residential Property Sales (non high-rise) January 1st - April 15th, 2015

Extended Old Town Triangle area: Clark to Mohawk and Armitage to North Ave.

13 residential properties have sold thus far in 2015 in Old Town Triangle area above. The median price for a property is about $525,000.   In 2014, 11 residential properties sold during the same period for a median price of about $450,000.

Square footage is at a premium so you have to adjust your expectations at $500,000.  All the properties sold this year were either attached homes (condos/town house) or multi-units.  We have not had a single family home change hands this year (recorded on the MLS). 

Two 3 flat multi-unit buildings sold.  A brick three-flat at 1922 N Sedgwick closed for $1,175,000 and another brick three flat at 1839 N Orleans sold for $1,610,000 in a multiple offer.  Bother were attractive vintage buildings.

Under Contract
There are currently 20 properties under contract.  They are all attached units or multi-unit buildings and prices range from $290,000 to $3.5 million.  The $3,500,000 property is a new construction penthouse condo listed at over 4,300 square feet.

Two rare gut renovation projects in Old Town Triangle

 I took a stroll around Old Town Triangle afte lunch at Nookies last week and noticed a couple interesting gut rehabs.   Old Town Triangle may be the most exclusive enclave on the North Side of Chicago.  Historic and charming as you wind through the tony brick paved streets Old Town Triangle is a lifestyle commitment.  You are a part of something special. And you pay for that.

In the past 12 months the median price of an Old Town Triangle area detached single family home is about $1,500,000.  The median price of a small multi-unit property (2-4 units) is about $800,000 over the same period.  The 4 multi-unit sales were all on undersized Chicago lots.  The median price for attached condos and town homes (excluding high-rise buildings) is over $600,000.

The homes and property lots on average tend to be smaller, thus, price per square foot in this fantastic location a bit higher than what you will get east of North Halsted Street in Lincoln Park.  The condition of some of the homes may be more vintage and original due to various landmark restrictions.

Lincoln Park vintage row house sales active in 2014

One of our favorite homes we've sold was a historic row house in Lincoln Park's Old Town Triangle.  No other properties seem to say Lincoln Park, Chicago to us than vintage row houses.

Seven (7) vintage row house sales have been recorded in the MLS since January 1st of this year.  The median price for the closed row house sales is about $1,055,000.  

The lowest vintage row house sale is a three bedroom home (2 beds upstairs, on bedroom in the lower level) at 2702 N Dayton Street for $622,000.  The row house did not include designated parking on the property.

The highest vintage row house sale this year in Lincoln Park is 2537 N Burling for $2,310,000.  The 6 bedrooms, 4 full and 2 half-baths home is located on one my favorite blocks in Lincoln Park.

Currently, eleven (11) vintage row houses are listed for sale on the MLS priced from $769,000 to $2,250,000.

Twelve (12) vintage row houses are under contract and pending closing with asking prices of $779,000 to $1,925,000.

Photos! North Center's Golden Angel site making way for new Lou Malnati's

I stopped by the new Lou Malnati's construction site in North Center during my very long and enjoyable walk around the neighborhood Wednesday. Alderman Pawar's office reported on Facebook January 23rd "zoning for a new Lou Malnati's located at Lincoln and Montrose just passed committee!".  The popular deep dish pizza company will help improve the corner and anchor an already popular business and residential area.

Mixed use condo and apartment buildings line the 4300 block of North Lincoln Avenue overlooking the Lou Malnati's construction site. The residents enjoy convenient retail, restaurants, services and transportation.


The "triangle" site of the new Lou Malnati's at the bustling district where North Center meets Lincoln Square at Welles Park. Reports are the original structure will be torn down for new construction building.

 There had been a little controversy surrounding the proposed outdoor café along the Leavitt side of the property shown below.  The west side of the Lou Malnati's property faces pricey single family and row homes.  Malnati's wanted 60 seats outdoors... that has been scaled down.


The location is fantastic. Lots of driver traffic from Lincoln and Montrose Avenues.  The restaurant will be surrounded by other successful businesses Tiny Lounge, Julius Meinl and Monty Gaels.  More importantly, the family friendly chain is adjacent to Welles Park where sports league participants (young and old) will surely flock to the restaurant.  Not to mention Old Town School of Folk Music, Sulzer Library, The Davis movie theater and so much more nearby.



The Lou Malnati's on Roselle in Schaumburg was my favorite restaurant as a kid when our family moved from the city to the burbs. The "old timey" building felt like we were going to a cool house to eat.  We've also been really impressed with the newer Gold Coast location.

The Lincoln and Montrose intersection of North Center and Lincoln Square has become a powerhouse destination!

Sold for list price! Old Town Triangle row house in Lincoln Park snapped up, closed fast

Our clients closed their transaction yesterday on 1826 N Lincoln Avenue...one our favorite listings and locations in some time.  We were almost sorry to see it go so fast.  The property sold for the list asking price of $949,000 in the first day of showings.
The sellers and the buyers were a joy to work with.  The "French chic" historic row house and sublime location certainly had a cheerful effect on the deal.

Congrats to our clients and to the new owners. The buyers are from very close by in the neighborhood and will have the quintessential Lincoln Park lifestyle in their classic abode.

Under contract in 1 day: Lincoln Park row house in historic "Triangle"

Our clients received and accepted an offer within 24 hours of listing 1826 N Lincoln for sale last week (asking $949,000).  It speaks to the current demand for homes in prime locations. The contract is now in attorney review. We anticipate a successful transaction.
